Planning application for 28 houses at Oakdene Crescent, Hatton Station REFUSED.

A planning application was originally submitted in 2024 for 34 dwellings but this was revised to 28 houses and flats. The applicants were insistent that the site is brownfield, even though WDC have confirmed that it isn't. They also wanted the designation to be changed from green belt to grey belt and are claiming that residents can reach for the necessary services for everyday life without a car! We are deeply grateful to the 67 individuals, 2 parish councils and 4 elected councillors who submitted an objection to this proposal.
The decision to REFUSE the application was made on 19th September 2025.
Reasons for refusing the application
Full details about the application are on the Warwick District Council website but these two documents contain the reasons for refusing the planning application:
The most important considerations were:
-
Hatton Station is NOT in a sustainable location due to the lack of safe walking and cycling routes, leading to undue dependence on private cars.
-
The site is NOT a brownfield site.
-
The Grey Belt argument was rejected because the site is not in a sustainable location and the "Golden Rules" cannot be met with regard to infrastructure and public open space.
-
The applicants failed to address the concerns raised by consultees.
